Self-Performing

All of Richlen's field personnel, including superintendents, are signatory to the Carpenters Union 152 or Drywallers Union 9068. This allows us to self-perform various on-site tasks, including but not limited to, carpentry, drywall, doors, frames and hardware, and protection. This can help expedite our schedule by filling in trade gaps on “cost to complete” tasks, resulting in cost savings. Our ability to keep work in house allows for quick workmanship and provides quality control.  For example, if the client wants to add a TV to a wall, our onsite superintendent can quickly open the wall for backing and electrical trades, and close when ready.  This avoids delay by waiting on scheduling of subcontractors for minor scopes of work.    

On Call Agreements

As a result of our valued client relationships,  Richlen has developed and maintained on call service agreements with various clients in the San Francisco Area.  Services include broken glass removal/replacement, water damage remediation, preparation for civil demonstration, and base building repairs. We also work directly with building managers and engineers assisting with establishing construction material building standards.  Establishing On-Call Contract Agreements allows our clients to obtain the services as soon as needed without administration delays. The Contract Agreement with terms and labor rates are already mutually agreed upon and executed, along with approved insurance in place ahead of time. This allows us to mobilize quickly, often the same or next day. Richlen prides itself on helping all clients to resolve issues quickly, efficiently, and with the highest quality.

 
 

Pre-Lease Building and Space Evaluation

Richlen provides Pre-Lease and Space Evaluation Services for leasing agents and tenants touring new spaces. We first examine the space with an initial assessment to determine the condition.  We provide realistic budgeting based on existing site conditions customized to the space. In the negotiation phase of a commercial lease, understanding the value and implications of tenant improvements is a powerful tool. The free service is vital for understanding costs to help finalize a leasing decision.

 
 

Conceptual and Progress Estimating

This can begin with a simple conversation to determine the client needs at a higher level.  We can take this conversation and translate into preliminary sketches to tailor a space ensuring that the operational workflow is optimized.  This essential service provides the client with a baseline understanding of construction costs and how to budget for the project.  This budget becomes an active document, reviewed and fine-tuned continuously as the design progresses. Keeping a close eye on the budget will help you stay on track to make informed decisions should priorities change during the conceptual process.

Design Build MEP

Richlen’s expert team works with both subcontractors and design engineers to integrate MEP with Architectural Design. Thoughtful improvements can lead to savings on operational costs, such as energy-efficient lighting and HVAC systems reducing utility expenses.  We work with our design team to ensure  specific technical requirements are met.

 
 

Value Engineering

Richlen will provide practical solutions that are optimized to suit your budget. The solutions will not compromise your quality or design in order for you to have a practical and impressive finished space.  The meaning of “Value Engineering” is often mis-understood and mis-used in the industry. VE is not “deducting” scope to bring the cost down or finding someone with a cheaper price. Rather, it is providing value by engineering the design from a different perspective or finding like materials at lower cost that meet the design intent. 

Richlen’s approach is to first analyze the high dollar trades which are most often the (MEP) trades. We look for comparable systems, equipment, or better methods of installation. We also evaluate the total design of how the space is constructed including the intricate details behind the walls and above the ceilings. We also look for alternative sourced materials while working closely with the design team to ensure we meet the “feel and touch” they intended. 

Value Engineering not only involves just saving costs. It also includes finding ways to save time and create more efficient methods of construction. The age old adage of “Time is money” certainly hold true on construction projects. We pride ourselves in finding the delicate balance of reducing the overall project costs while maintaining the original design intent without sacrificing schedule.
